Perri Farms, a wholesale florist, purchased a 20,715-square-foot industrial building on 1.35 acres at 44 Rajon Road in Bayport for $4.1 million. The company had been leasing the property and has occupied it for about the last five years. Alberto Fiorini and Niko Khetaguri of Alliance Real Estate represented the buyer, while Chuck Tabone and Dan Gazzola of Newmark represented seller Bred Winner Inc. in the sales transaction.
5185 Sunrise Highway, Bohemia
Christmas Tree Shops leased about 38,000 square feet of retail space in the Sayville Plaza shopping center on Sunrise Highway in Bohemia and Boot Barn leased about 10,000 square feet at the Sayville Plaza center. Ken Breslin of Breslin Realty Development Corp. represented Christmas Tree Shops and Kyle Rottenberg of Bialow Real Estate represented Boot Barn, while Robert Delavale served as in-house representative for landlord Breslin Organization in the lease transactions.

420 Crossways Park Drive LLC bought a 35,000-square-foot office building on 3.68 acres at 420-424 Crossways Park Drive in Woodbury for $8.15 million. Ted Stratigos and Kevin Stratigos of Avison Young and Brendan Kelley of Cadence Real Estate Advisors represented the buyer, while Roger Wooster, Michael Rosenfeld and Adam Rochlin of The Rochlin Organization represented the seller Dunkirk Realty in the sales transaction.
2-20 Larkfield Road, East Northport
BraveTornado LLC, an entity registered to an East Meadow-based real estate investor, purchased a 9,975-square-foot mixed-use building on .37 acres at 2-20 Larkfield Road in East Northport for $1.75 million. The sale price equates to an 8.29 percent cap rate. Ron Koenigsberg of American Investment Properties represented the buyer, as well as the seller, Alexander Karp & Son Inc., in the sales transaction.
45 Foster Ave., Sayville
Michael Foschi, a real estate investor who owns adjacent properties, purchased a 3,400-square-foot restaurant building on .28 acres at 45 Foster Ave. in Sayville for $850,000. The property is occupied by Long Island Bistro. Guy Canzoneri, formerly of Five Point Real Estate and now with Berkshire Hathaway Laffey International Commercial Services represented the buyer, as well as the seller, LF Property Holdings LP, in the sales transaction.
7969 Jericho Turnpike, Woodbury
Sweetgreen leased 2,885 square feet of retail space in the Woodbury Village shopping center at 7969 Jericho Turnpike in Woodbury. Opened this week, the Woodbury location is the chain’s second on Long Island following one that opened in Garden City last month. Brian Schuster and Tom Rettaliata of RIPCO Real Estate represented Sweetgreen, while landlord Staller Associates was self-represented in the Woodbury lease transaction.
